What Is an EICR and Why Does North London Need One?

An Electrical Installation Condition Report (EICR) is a formal assessment of a property’s fixed electrical installation — the wiring, consumer unit, sockets, switches, and protective devices built into the walls and floors, rather than portable appliances (for testing of plug-in appliances, see our separate Portable Appliance Testing (PAT) service). A qualified electrician inspects and tests the installation against BS 7671, the UK’s national wiring standard, and records the findings in a structured report.

For North London landlords, an EICR is not optional. Since the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, every private rental property in England has required a valid EICR, renewed at least once every five years or sooner if the report specifies. Homeowners are not legally required to hold one but are commonly advised to renew every ten years, particularly in North London’s stock of pre-war and converted properties, where wiring is more likely to be outdated. For a full breakdown of landlord obligations, see our dedicated Landlord Electrical Safety Certificate page.

Liviosiv carries out both residential and commercial EICR inspections and testing across North London, for landlords, homeowners, letting agents, and businesses.

Is an EICR a Legal Requirement for Landlords?: Yes. If you let a residential property in England, you are legally required to hold a valid EICR and to provide a copy to your tenant before they move in, to any prospective tenant within 28 days of a written request, and to your local authority within 7 days if requested. This applies to every tenancy — not only new tenancies signed after the regulation came into force. See our Landlord Electrical Safety Certificate page for the full compliance checklist.

What Happens If You Don’t Have a Valid EICR?: Local authorities can issue fines of up to £30,000 for non-compliance, and can also carry out remedial work themselves and recover the cost from the landlord. Beyond the direct penalty, an expired or missing EICR can complicate insurance claims following an electrical fire, create disputes at the end of a tenancy over the condition of the property, and in some boroughs delay or block HMO licence renewal. If your current EICR has lapsed or is close to expiry, it’s worth booking a renewal before it becomes a compliance gap, see our EICR FAQs for more on renewal timing.

North London And North West London Areas We Cover

Liviosiv carries out EICR inspections across North London and North West London, serving homeowners, landlords, letting agents, and businesses throughout the region.

North London

(Covering boroughs including Barnet, Enfield, Haringey, Camden, and Islington)

We regularly inspect properties in Highgate (N6), Muswell Hill (N10), Crouch End (N8), Finsbury Park (N4), Archway (N19), Hampstead (NW3), Golders Green (NW11), East Finchley (N2), West Finchley (N3), North Finchley (N12), Mill Hill (NW7), Totteridge (N20), Whetstone (N20), Barnet (EN4, EN5), Enfield Town (EN2), Palmers Green (N13), Winchmore Hill (N21), Southgate (N14), Edmonton (N9, N18), Bounds Green (N11), Wood Green (N22), Alexandra Palace (N22), Holloway (N7), and Islington (N1).

Period conversions across Islington, Highbury, and Holloway commonly share a single original consumer unit across multiple flats, while larger detached and semi-detached homes in Highgate, Muswell Hill, and Crouch End often retain older wiring installations that require careful inspection during an EICR and sometimes benefit from a full consumer unit upgrade alongside the report.

North West London

(Covering boroughs including Brent, Harrow, Camden, and parts of Barnet and Ealing)

We also cover North West London, including Cricklewood (NW2), Kilburn (NW6), Willesden (NW10), Neasden (NW10), Harlesden (NW10), Wembley (HA9), Alperton (HA0), Kingsbury (NW9), Queensbury (HA8), Kenton (HA3), Harrow on the Hill (HA1), South Harrow (HA2), North Harrow (HA2), Harrow Weald (HA3), Pinner (HA5), Ruislip (HA4), Stanmore (HA7), Edgware (HA8), Colindale (NW9), Hendon (NW4), Brent Cross (NW2, NW4), and Swiss Cottage (NW3).

Whether you own a modern apartment, commercial premises, rental property, or an older family home, Liviosiv provides professional EICR testing across these locations to help ensure your electrical installation remains safe, compliant, and suitable for continued use.

What Happens During Your EICR Inspection?

Visual Inspection: Our electrician begins with a full visual survey of accessible wiring, sockets, switches, the consumer unit, and any visible signs of damage, overheating, or previous unqualified work.

Dead Testing: With the power isolated, we carry out continuity testing, insulation resistance testing, and polarity checks across the circuits, the same core testing used in our standalone fixed wire testing service confirming the wiring itself is intact, correctly connected, and safely insulated.

Live Testing: With power restored, we test that protective devices , RCDs and RCBOs, disconnect the supply within the required time in the event of a fault, protecting occupants from electric shock.

Report Coding And Digital Certificate: Every observation is classified using the standard C1/C2/C3/FI coding system (see below), and your full EICR is issued digitally, typically within 24 to 48 hours of the inspection.

Understanding Your EICR Report: C1, C2, C3 & FI Explained

Every finding on an EICR is classified using one of four codes, which together determine whether the overall report is Satisfactory or Unsatisfactory.

Code

Meaning

Action Required

C1

Danger present

Immediate risk of injury — action required straight away

C2

Potentially dangerous

Not an immediate danger but requires urgent remedial work

C3

Improvement recommended

Does not affect the Satisfactory result, but improvement is advised

FI

Further investigation required

An issue was identified that needs deeper investigation to classify

An EICR is marked Unsatisfactory if any C1 or C2 observations are recorded. A Satisfactory result means no dangerous or potentially dangerous issues were found, and the installation meets current safety standards for continued use. If your report comes back Unsatisfactory, see our EICR Remedial Work page for what happens next.

EICR for HMOs and Multi-Let Properties in North London

Why HMOs Face Higher Electrical Risk: Houses in Multiple Occupation carry more electrical load per circuit than a single-family home, multiple kitchens or kitchenettes, several sets of appliances, and higher overall occupancy all increase demand on wiring that, in much of North London’s older HMO stock, was not originally designed for it. Communal areas and stairwells in larger HMOs often also require a valid emergency lighting certificate alongside the EICR.

EICR Requirements for HMO Landlords: HMO landlords are required to hold a valid EICR under the same five-year cycle as other rental properties, and in many boroughs a current EICR is also a prerequisite for HMO licence issue or renewal. Liviosiv inspects shared kitchens, communal areas, and individually let rooms as part of a single, coordinated HMO inspection.

Portfolio & Multi-Property Booking: Landlords and letting agents managing several North London properties can book multiple EICRs together, useful where certificates are due to expire around the same time, or where a portfolio needs bringing onto a single renewal schedule.

What If My Property Fails? Remedial Work Explained

Same-Day Remedial Work Where Possible

Where an inspection identifies C1 or C2 issues, Liviosiv provides a clear, itemised quote for the remedial work required. Minor issues can often be resolved on the same visit by our electricians, avoiding the need to arrange a second contractor and a second appointment.

Free Re-Test After Remedial Work

Once remedial work is complete, we re-test the affected circuits to confirm the installation now meets the required standard, so your certificate reflects a genuinely Satisfactory result.
