Professional Fire Door Installation in South London

A fire door is an important part of a building’s passive fire protection system. Its purpose is to help restrict the spread of fire and, where required, smoke between different areas of a building. However, simply purchasing a fire-rated door leaf is not enough — the door leaf, frame, hinges, intumescent protection, smoke seals, self-closing device, locks, latches and other ironmongery need to work together as a complete system.

Liviosiv provides professional fire door fitting in South London for both residential and commercial properties. Our service can include fire door survey and assessment, door opening measurements, FD30, FD30S and FD60 fire doors, fire-rated door frames, intumescent strips, cold-smoke seals, fire-rated hinges, self-closing devices, fire-rated locks and latches, compatible handles and ironmongery, fire-rated letterplates where required, fire-rated glazing where specified, door and frame replacement, installation checks, and completion documentation where applicable.

Why Proper Fire Door Installation Is Important

Fire doors are designed to provide a defined level of fire resistance when they form part of a suitable fire-resisting construction. Their effectiveness depends heavily on correct specification, installation and maintenance. Even a tested fire door can have its intended performance compromised by excessive gaps, unsuitable hinges, damaged seals, an incompatible frame or a self-closing device that does not close the door properly.

Containing Fire and Smoke. Fire compartmentation divides a building into areas intended to resist the spread of fire. Fire doors provide protected openings within these barriers. When correctly specified, installed and maintained, they help slow the movement of fire and, where smoke control is required, restrict the spread of smoke.

Protecting Escape Routes. Protected corridors, stairways and other escape routes may depend on fire doors for separation from adjoining rooms and accommodation. An effective fire door can help maintain the protection of these routes while occupants evacuate.

Supporting Building Compartmentation. A fire door cannot be considered independently from the wall, frame and surrounding construction. The complete assembly must support the intended compartmentation strategy of the building.

Protecting Occupants and Property. By helping to contain fire and smoke, fire doors can provide valuable additional time for occupants to respond and evacuate while also reducing the spread of fire to adjoining parts of the building.

Types of Fire Doors We Install

Liviosiv installs and replaces different types of fire doors across South London. The correct doorset should be selected according to the building, location and required fire performance rather than using the same specification for every opening.

FD30 Fire Doors. An FD30 fire door is designed to provide approximately 30 minutes of fire resistance when tested as part of the relevant system under applicable test conditions. FD30 doors are commonly specified across residential and commercial buildings where 30 minutes of fire resistance is required.

FD30S Fire Doors. An FD30S fire door combines 30-minute fire resistance with the required smoke-control performance. FD30S doors are frequently associated with locations where limiting smoke movement is important, including many flat entrance doors and doors protecting escape routes.

FD60 Fire Doors. An FD60 fire door provides a higher fire-resistance classification of approximately 60 minutes under its applicable test conditions. FD60 doors may be specified for higher-risk areas or locations requiring greater fire separation.

Flat Entrance Fire Doors. Flat entrance fire doors can play a particularly important role in blocks of flats, helping separate an individual dwelling from communal corridors, stairways and other common areas. The full specification — including frame, seals, hinges, self-closing device and locking system — is covered under Flat Entrance Fire Door Installation below.

Communal Fire Doors. Communal fire doors can be found in corridors, stairways, lobbies and other common parts of residential or commercial buildings. They need to close correctly and remain in suitable condition to maintain the intended compartmentation.

Internal Fire Doors. Internal fire doors can be installed where fire-resisting separation is required between rooms or different sections of a property. Requirements vary according to the building layout and fire strategy.

Glazed Fire Doors. Fire-rated doors can incorporate glazing where a suitable tested or assessed glazing system is used. The glass, beads, seals and other components must be compatible with the fire-door construction.

Riser and Service Cupboard Fire Doors. Electrical cupboards, service risers and utility spaces may require fire-resisting doors to maintain compartmentation between service areas and escape routes.

Commercial Fire Doors. Liviosiv also provides fire door installations for offices, retail units, restaurants, healthcare properties, schools, warehouses and other commercial premises.

FD30 vs FD30S vs FD60 Fire Doors

The required fire-door rating should be based on the needs of the building rather than simply choosing the door with the highest number.

Which Fire Door Rating Does My Property Need?

The appropriate fire resistance depends on factors including the property type, building height, door location, surrounding construction, escape strategy, compartmentation, Fire Risk Assessment, fire strategy and applicable building requirements.

The surrounding wall and compartment also need to provide suitable protection — installing an FD60 door into an unsuitable surrounding construction does not automatically provide 60 minutes of compartmentation. Where the required specification is unclear, a fire door survey should be considered before ordering replacement doors. You can learn more about this service on our Fire Door Survey London page.

What Is Included in Our Fire Door Installation Service?

Every project is different, but a complete fire-door installation may include the following components.

Fire-Rated Door Leaf. The door leaf is selected according to the fire-resistance requirement and intended location.

Fire-Rated Door Frame. The frame needs to be compatible with the door and the required installation specification. Where the existing frame is unsuitable, a complete door-and-frame replacement may be recommended.

Intumescent Strips. Intumescent material expands when exposed to high temperatures and forms part of the fire-resisting arrangement around many doorsets.

Smoke Seals. Where smoke control is required, compatible smoke seals help restrict smoke passing around the closed door.

Fire-Rated Hinges. Suitable hinges must support the weight of the door and meet the requirements of the particular doorset specification.

Self-Closing Device. Where required, the closer should return the door fully into its frame so the door is capable of performing its intended function.

Fire-Rated Ironmongery. Locks, latches, handles, letterplates and other hardware should be compatible with the particular fire door.

Fire-Rated Glazing. Where glazing is required, an appropriate fire-resisting glazing system should be used.

Our Fire Door Installation Process

Liviosiv follows a clear process from initial assessment through to completion.

Step 1 – Fire Door Survey and Assessment. We establish what work is required. Where available, this can include reviewing Fire Door Inspection Reports, Fire Risk Assessments, fire strategies, existing photographs, door schedules and building information. A site survey may then be carried out where required.

Step 2 – Measurement and Specification. The opening is measured and the required door specification established, taking into account door dimensions, fire rating, smoke-control requirement, frame, door style, hinges, closer, locks, handles, letterplate, glazing and finishing requirements.

Step 3 – Supply and Installation. Where required, the existing door and frame are removed and replaced. The new door or doorset is installed with suitable compatible components in accordance with the applicable specification.

Step 4 – Adjustment and Testing. Once fitted, the door is checked for alignment, closing action, door-to-frame relationship, hinges, seals, locks, latches, closer operation and threshold condition.

Step 5 – Final Installation Checks. The completed installation is reviewed before handover. Any final adjustment required for operation or alignment can then be completed.

Step 6 – Completion Documentation. Appropriate installation or completion documentation can be provided according to the scope of the work and applicable certification route. For information specifically about documentation, visit our Fire Door Certificate London page.

Fire Door Regulations and Compliance

Fire-door requirements vary according to the type of premises, building design, occupancy and location of the door. There is no single fire-door specification that applies to every building.

Regulatory Reform (Fire Safety) Order 2005.  This provides the principal fire-safety framework for workplaces and common parts of buildings containing two or more domestic premises. Where the Fire Safety Order applies, the Responsible Person has duties relating to the assessment and management of fire risks.

Fire Safety Act 2021.  This clarified that the Fire Safety Order applies to flat entrance doors between domestic premises and common parts in relevant multi-occupied residential buildings. These elements should therefore be considered as part of the building’s fire risk assessment where applicable.

Fire Safety (England) Regulations 2022.  These introduced additional requirements concerning fire doors in multi-occupied residential buildings. For blocks where the top storey is more than 11 metres above ground level, Responsible Persons are required to use best endeavours to check flat entrance fire doors at least every 12 months and carry out checks of fire doors in communal areas at least every three months. These routine checks do not replace the wider duties to maintain suitable fire precautions.

Approved Document B.  This provides statutory guidance supporting the fire-safety requirements of the Building Regulations in England, covering subjects including means of escape, internal fire spread and fire-resisting construction.

BS 8214:2026. This provides recommendations for the specification, installation and maintenance of fire door assemblies, addressing both fire performance and smoke control. The 2026 edition replaces BS 8214:2016 and broadens the standard’s scope beyond timber doors to fire doors of all materials, including timber, steel, aluminium and composite systems.

The exact requirements for any installation should be assessed against the property, door specification and applicable guidance rather than relying on generic measurements alone.

Residential Fire Door Installation South London

South London contains a diverse mixture of residential property types, including Victorian conversions, HMOs, purpose-built flats, mansion blocks, housing estates and modern apartment developments. Different buildings can therefore require different fire-door solutions. Liviosiv works with landlords, homeowners, leaseholders, managing agents, housing providers, property managers, freeholders and block managers.

Fire Doors for Flats and Apartments. Fire doors within blocks of flats can help protect communal corridors, stairways and other escape routes, including flat entrance doors, communal corridor doors, stairway doors, lobby doors, service cupboard doors and riser doors.

Flat Entrance Fire Doors. A flat entrance door that opens onto a communal corridor or stairway can be an important part of the building’s fire precautions. Depending on the building, an FD30S or other suitable doorset may be required — see Flat Entrance Fire Door Installation below for the full specification.

Fire Doors for HMOs. Fire doors are commonly required within HMOs as part of the protection of escape routes. The exact locations and specifications depend on factors including the number of storeys, number of occupants, property layout, escape route, licensing conditions, Fire Risk Assessment and local authority requirements. The property should therefore be assessed rather than assuming every internal door requires the same rating.

Converted Properties. Older converted houses and flats can present additional challenges because existing frames and openings may pre-date modern fire-door systems. Where the existing construction is unsuitable, replacement of both the door and frame may be necessary.

Commercial Fire Door Installation South London

Liviosiv also provides commercial fire door installation in South London, assisting offices, retail premises, restaurants, hotels, schools, colleges, universities, healthcare premises, care homes, warehouses, industrial properties, mixed-use buildings and public buildings. Projects can range from replacing one defective fire door to installing multiple doors across a larger site.

Flat Entrance Fire Door Installation

Flat entrance fire doors deserve particular attention because they frequently form the barrier between a dwelling and the communal means of escape. Depending on the required specification, the installation can include an FD30S door leaf or doorset, a fire-rated frame, intumescent strips, smoke seals, three suitable fire-rated hinges where specified, a self-closing device, a compatible lock, a suitable letterplate and fire-rated glazing where required. The door should close effectively into the frame without being obstructed by flooring, latches or other components.

Fire Door Replacement South London

Not every defective fire door can be repaired. Complete replacement may be more appropriate where there is significant damage to the door leaf, a severely damaged frame, an incorrect door type, inappropriate previous alterations, excessive uncorrectable gaps, unsuitable glazing, incompatible components, significant structural deterioration, or insufficient evidence that the door can provide the required performance.

Where replacement is required, Liviosiv can replace the door leaf, frame and associated ironmongery as appropriate. For broader replacement services, see our Door Replacement London page.

Can an Existing Fire Door Be Repaired Instead?

Sometimes. Where an existing fire door is fundamentally suitable and its defects are repairable, remedial work can often be considered before complete replacement. Common fire door remedials can include door adjustment, gap correction, alignment work, intumescent strip replacement, smoke-seal replacement, hinge replacement, closer replacement or adjustment, latch adjustment, lock adjustment, suitable ironmongery replacement, drop-seal installation where appropriate, and minor frame repairs.

For specialist corrective work, visit our Fire Door Remedial Works London service. For general non-fire-rated door repairs, see our Door Repairs London service.

Fire Door Installation Cost in South London

The cost of fire door installation depends on the specification of the door and the condition of the existing opening. Factors that can affect the quotation include the FD30, FD30S or FD60 rating, door dimensions, whether a standard or bespoke size is needed, door style, existing frame condition, whether a new frame is required, glazing, letterplate, locking system, door closer, ironmongery, finishing, access, the number of doors and any required remedial works.

For this reason, photographs, door dimensions or a site assessment may be needed before a final quotation can be provided. If you already have a Fire Door Inspection Report, Fire Door Survey or Fire Risk Assessment, send it with your enquiry — this can help us understand what work has already been identified.

Fire Door Certification and Completion Documentation

Documentation is an important part of managing a building’s fire doors. Depending on the service carried out and applicable certification route, completion information can include relevant details concerning door location, door identification, fire rating, components installed, work completed, inspection information, photographic records and maintenance recommendations. Appropriate records can then support future inspections and maintenance.

Learn more about our Fire Door Certificate London service.

Fire Door Inspection After Installation

Fire door installation is not the end of the door’s lifecycle — fire doors are working components and may deteriorate through daily use. Future inspections can identify problems involving the door leaf, frame condition, excessive gaps, threshold clearance, hinges, intumescent strips, smoke seals, self-closing devices, locks, latches, glazing, letterplates and signage. Early identification of minor defects may allow remedial work to be completed before more extensive repairs or replacement become necessary.

Fire Door Maintenance South London

Regular maintenance helps fire doors continue to operate as intended. A door that was correctly installed can later develop defects because of everyday use, building movement, accidental damage or unauthorised alterations. Common issues include loose hinges, damaged seals, closer problems, door misalignment, damaged frames, altered locks, flooring changes, incorrect gaps and doors failing to close fully.

Liviosiv provides ongoing Fire Door Maintenance London for existing doors requiring adjustment, repair or planned maintenance.

Frequently Asked Questions (FAQ)

How Much Does Fire Door Installation Cost in South London?

The price depends on the required fire rating, size, frame, door design, ironmongery, glazing, security requirements, site access and whether the existing frame requires replacement. Contact Liviosiv with photographs and your postcode for a quotation.

What Is the Difference Between FD30 and FD30S?

FD30 indicates a door intended to provide 30 minutes of fire resistance under its applicable test conditions. The additional S indicates the required smoke-control performance.

What Is the Difference Between FD30 and FD60?

FD30 doors provide 30 minutes of fire resistance under relevant test conditions, while FD60 doors provide 60 minutes. The appropriate rating should be determined by the building requirements and door location.

Do Flat Entrance Doors Need to Be Fire-Rated?

Flat entrance doors opening onto common parts can form an important part of a block’s fire precautions. The appropriate fire resistance and smoke-control requirements should be established from the building design, fire strategy and fire risk assessment.

Does a Fire Door Need a Self-Closer?

Many fire doors, particularly flat entrance and communal doors protecting escape routes, require an effective self-closing arrangement. The door should be capable of closing properly into the frame from its normal operating positions.

Does a Fire Door Need Smoke Seals?

Where smoke resistance is required, compatible smoke seals should form part of the appropriate doorset specification.

Can You Install a Fire Door Into an Existing Frame?

Sometimes. The existing frame needs to be inspected to determine whether its construction, dimensions, condition and compatibility are suitable for the proposed fire door. Where it is not suitable, replacement of both the frame and door may be necessary.

Can an Ordinary Door Be Upgraded Into a Fire Door?

Adding intumescent strips, smoke seals or a closer to an ordinary door does not automatically make it a compliant fire door. Existing fire doors may sometimes be remediated where their construction and available evidence support the proposed repair.

Can Fire Doors Have Letterboxes?

Yes, where the letterplate is an appropriate fire-rated component compatible with the doorset and installed correctly.

Can Fire Doors Have Glass?

Yes. Fire doors can incorporate suitable fire-resistant glazing as part of an appropriately tested or assessed system.
